Our aim at Nestadu is to ensure transparency at each step of our process. Our pricing and contract
processes vary, depending on whether you purchase a site-built ADU or a prefab ADU, as explained below.

Custom ADUs

Online Estimate

What happens: Using our online site-built configurator, select an initial ADU style, floor plan, and finishes

What you receive: An instant preliminary cost estimate based on your location and initial design configuration

Feasibility Study

What happens: Following the discovery call, our team will perform a site-assessment and prepare a feasibility study

What you receive: A feasibility study outlining the site- specific requirements for your ADU  

Payment due: A $250 non-refundable fee, which covers the  site-assessment and feasibility study. 

Design Services Agreement

What happens: After the feasibility study, we prepare a Professional Services Agreement (PSA) to authorize commencement of the Design & Permitting of your ADU.

What you receive: A detailed PSA outlining the Design &
Permitting services to be provided. An updated pricing
estimate for the total project scope is also included.

Payment due: A Design & Permitting Kick-off milestone
payment (30% of PSA) is due upon signing of the PSA. The remaining PSA milestone payments will be due upon Design Completion (35%) and Permit Approval (35%)

Construction Agreement

 

What happens: Once Design & Permitting are complete, we will prepare a Construction Agreement to authorize purchase of materials and the commencement of construction.

What you receive: A detailed Construction Agreement with final construction pricing based on the permitted construction drawings. The agreement details total scope of work and the associated construction milestone payments.

Payment due: A Construction Kick-off fee (15% of contract value) is due upon signing of the Construction Agreement.

ADU Construction

What happens: We construct your ADU in your backyard, overseeing every detail through final completion and sign-off.

What you receive: Your dedicated project manager will provide detailed updates throughout the construction process

Payment due: As key construction milestones are completed, the associated payments, outlined in the Construction Agreement, will be due. These typically include: Foundation Completion (20%), Framing Completion (20%), Interior & Exterior Finishes (20%), and Final Inspection (20%).

Feasibility Study

What happens: Following the discovery call, our team will perform a site assessment and prepare a feasibility study

What you receive: A feasibility study outlining the site-specific requirements for your ADU  

Payment due: A $250 non-refundable fee, which covers the  site assessment and feasibility study. 

ADU Purchase Agreement

What happens: Once the feasibility study is complete and the design of your ADU has been finalized, we will prepare an ADU Purchase Agreement (APA). The purchase agreement authorizes the factory to begin procuring materials for your ADU and allows Nestadu to begin the permitting process on your behalf. 

What you receive: An agreement detailing the purchase of your custom-built ADU and the permitting services to be provided.

Payment due: A Project Kick-off fee (10% of APA value) is due upon signing

ADU Fabrication

What happens: Fabrication of your ADU at the factory

What you receive: Your dedicated Project Manager will provide detailed updates throughout the fabrication process.

Payment due: Prior to beginning fabrication, a milestone payment (40% of the APA) is due. Once fabrication is complete and your ADU is ready to leave the factory, the remaining milestone payment is due (50% of the APA).

Site Work Agreement

What happens: We prepare a Site Work Agreement (SWA) to allow us to begin preparing your backyard for the installation of your ADU.

What you receive: An agreement detailing all site preparation and ADU installation services to be performed.

Payment due: The SWA has two payment milestones: Foundation Completion (50% of SWA), at which point your backyard is ready for ADU installation, and Final Sign-off (50%) after the installation and final inspection sign-offs of your ADU are complete.
